What Life on the Lake Does to an Air Conditioner

If your home is anywhere near the water, there is a reasonable chance the fins are furred with pollen, there is a season of leaf litter packed against the base, and something is growing up through the pad. Maybe a kayak is leaning on it.
A cooling system at a Lakes Region property lives a harder life than the same equipment four miles inland. Not because of anything dramatic, but because of a handful of ordinary conditions that stack up. After forty-five years of servicing homes around Lake Winnipesaukee, we can usually tell from the outdoor unit alone how close to the water a house sits.
Why a Lake Property Is Harder on a Cooling System
Four things, and most homes near the water have at least three of them.
Pollen and seed load. The heavy pine and oak cycles in Belknap County are enough to overwhelm a standard one-inch filter indoors. Outdoors, that same material packs into the condenser fins, where it acts like a blanket over the surface that is supposed to shed heat. A coil that cannot release heat makes the whole system work harder for less cooling.
Constant humidity. Your indoor coil is wet essentially all season. That is the system doing its job — but a dark, permanently damp surface with air blowing across it into every room of the house is also exactly where biological growth likes to start. Where the unit ended up. At a lot of lake properties the outdoor unit was tucked wherever it fit — under a deck, against a foundation, behind lattice, or in the shade of trees that have grown considerably since it was installed. All of those restrict the airflow the unit depends on.
Idle time, then hard use. A system that sits untouched for eight or nine months and then gets asked to run flat out through a heat wave is under a very different kind of stress than one running steadily year-round. Most cooling failures we see happen in the first stretch of real heat, when equipment that has been still for months is suddenly asked for everything at once.
The Drain Line Is the One That Floods a Basement
If we could get lakefront homeowners to pay attention to exactly one component, it would be the condensate drain.
In our humid climate, an air conditioner pulls gallons of water out of the air every single day. All of it has to go somewhere. When the drain line clogs — and in a humid environment with biological growth in the pan, they do clog — that water backs up and goes into the ceiling below, or across a finished basement floor, or down an interior wall.
It is quiet, it is gradual, and at a house nobody is living in full time it can run for days before anyone notices. We have walked into more than one lake home where a $20 clog turned into a flooring and drywall claim.
Two Things Worth Asking Your Technician About
If the House Sits Empty Between Visits
Seasonal and rental properties have a maintenance problem that year-round homes do not: nobody is there to notice the early warning.
A year-round homeowner hears the new noise, notices the vents blowing warm, smells the mustiness developing. At a weekend place or a rental between guests, the first report often comes from a guest at nine in the evening, or from an owner arriving to a house that has been sitting warm and damp for weeks.
Two things help more than anything else. First, a remote-monitoring thermostat, so you know the system is actually running rather than assuming it is. Second, scheduling service on the calendar rather than in response to a symptom — because at an unoccupied house, by the time there is a symptom somebody is already having a bad week. Book It Before the Season, Not During It
Spring, before the first real warm stretch. There are two reasons, and only one of them is about your equipment.
The equipment reason: a system that has been idle wants to be checked before it is asked to run hard, not after something has already failed under load.
The practical reason: everyone in the Lakes Region calls during the same week. When the first heat wave arrives, our phones do not stop, and a homeowner who booked a tune-up in advance is in a very different position than one calling for emergency service on the hottest afternoon of the year. If you own a rental, book before your season starts — a failure during a booked week costs far more than the service call.

Aim the hose from the outside of the coil inward, so debris gets pushed back out the way it came rather than deeper into the fins. And shut the power off at the disconnect first.
